Ilubirin Housing Project on Track for 2026 Delivery, Says Lagos Govt

The Lagos State Government says the first phase of the Ilubirin Foreshore Housing Project, consisting of 196 units, will be completed by December 2026.

Commissioner for Housing, Moruf Akinderu-Fatai, gave the assurance on Tuesday during a site inspection, where he was joined by senior officials from the ministry and representatives of the developers.

“We are here for you to see ongoing developments,” he said. 
“From the expressway, it may appear as if nothing is happening. But much is being done behind the scenes.”

Akinderu-Fatai said previous challenges with drainage and site access had mostly been resolved. He also revealed that approval had been granted for a bridge to improve access to the estate.

Describing the project as “dear to Mr Governor’s heart,” the commissioner said the government is fully backing the developers to ensure timely completion.

“This is a mixed-use project – for work, living, leisure – including a hotel,” he explained. “Meeting the needs of the high-income segment is vital to globalising Lagos. This project is about competing with world-class cities.”

The Ilubirin project aligns with the state’s THEMES Plus agenda of building a 21st-century economy. While ongoing housing schemes in Epe, Ikorodu, and Badagry cater to low-income earners, Akinderu-Fatai said Lagos must also develop for higher-end markets.

On concerns about security, the commissioner assured that the site is protected by advanced technologies and a dedicated security team.
Managing Director of First Investment Development Company (FIDC) Ltd, Mr Adebisi Adebutu, said the Ilubirin development is a public-private partnership between FIDC, Ibele Holdings, and the Lagos State Government.

“Phase One includes 196 units and is part of a broader 3,000-unit plan,” Adebutu said. “We’re targeting December 2026 for completion and are fully committed.”

The 27-hectare site will feature buildings ranging from 15 to 20 storeys, depending on the location, as part of Lagos’ vision to develop modern, competitive urban housing.
